在非标商业异军突起的浪潮之下,LAND3景立方受世纪金源集团的委托,参于了国内一系列世纪金源购物中心的非标商业更新设计,其中贵阳世纪金源购物中心、昆明世纪金源购物中心、以及西安长安方圆荟购物中心(以下简称贵阳项目、昆明项目、西安项目)三座项目近日得以落地。通过结合长期以来对于非标商业更新的探索与研究,以及在这三个项目中的实践。LAND3景立方总结了非标商业更新的未来趋势与方向,并且形成了自身对于同类型项目的理解与实践。

The Kunming project leverages the spring like climate of the four seasons to create a comfortable flower valley in the city. The concept of 'a sea of flowers in the city' was established at the beginning of its design. Utilize flower landscapes, flower islands, flower clusters, and flower language to create a relaxed garden with distinct Kunming characteristics. 贵阳项目、昆明项目、西安项目原本的场地、规则、平坦且空旷,主体建筑与广场的严苛边界,虽然极大的满足了地上停车的需求与场地的完整。但是却基本放弃了室外商业拓展、以及多层次艺术空间。而LAND3景立方的关键方法之一便是“打破固有形态”,运用曲线、异形结构、立体空间等,避免方正呆板的布局。并且通过玻璃穹顶、垂直绿化墙等手法,创造“半室外”空间,增强自然互动、场地互动、商业互动。

非标商业因自身的定制化设计、特殊化设计对比传统商业已经存在着较高的设计难度,而贵阳项目、昆明项目、西安项目受限于场地、条件等多重因素,设计难度更上一层楼。随着项目的落地,以及其它在行非标更新改类项目的推进,LAND3景立方发现了设计过程中的实施要点,既是经验的总结,也是技术的积累。

昆明项目的挑战则来自于原场地平均不足200MM的顶板覆土以及无法加固、已近极限的结构承重。面对如此苛刻的种植环境,团队唯有详细解读有限的以往设计资料,明确地库柱网并对点栽植。同时精算花池土壤承重,保证安全的前提下,实现浅埋排水、多样花境及艺术地形三个难点的全面攻落地。
The challenge for Kunming comes from the average roof cover soil of less than 200MM on the original site, as well as the structural load-bearing capacity that cannot be reinforced and is approaching its limit. Faced with such a harsh planting environment, the team had no choice but to interpret the limited old design data in detail, clarify the underground column grid, and plant at specific points. At the same time, by calculating the soil load-bearing capacity of the flower pond and ensuring safety, we can comprehensively tackle the three difficulties of shallow burial drainage, diverse flower landscapes, and artistic terrain.


西安项目的难点来自于局部整改而带来的场地局促,专业交织。只有16米宽的操作空间内汇集了原有结构、给排水、电气电力、物业空间等多种专业的混杂交织。没有捷径可循,LAND3景立方制定专业点对点,横纵双向和图机制,逐一排查各专业难点并各个攻破,形成结论汇总,最终设计地上工程与地下工程高度契合,避免了专业落地矛盾与隐蔽工程隐患。
The difficulty in Xi'an comes from the limited space and professional interweaving caused by local rectification. The 16 meter wide operating space gathers a mix of various specialties such as the original structure, water supply and drainage, electrical and power, and property space.
